When should I schedule a home inspection?

What does a home inspection cover?
A comprehensive home inspection examines the structural elements, electrical systems, plumbing systems, HVAC systems, roofing and attic, windows and doors, insulation and ventilation, interior and exterior conditions, and safety features like smoke detectors and railings.
What is NOT included in a standard home inspection?
Standard inspections don't include pest inspections, mold testing, radon testing, well water quality, septic system evaluation, swimming pools and spas, or specialized systems like security or irrigation systems. These require separate inspections.
How long does a home inspection take?
Most home inspections take 2-4 hours depending on the size, age, and condition of the property. Larger or older homes may require additional time for thorough examination.
The Inspection Process
Should I attend the inspection?
Yes! Attending your inspection is highly recommended. You'll learn about your home's systems, see problems firsthand, ask questions directly, and understand maintenance requirements. It's an invaluable educational opportunity.
What should I bring to the inspection?
Bring a notebook for taking notes, a flashlight for dark areas, comfortable clothes and shoes for crawling and climbing, and any specific questions about the property. We provide the technical equipment and expertise.
Can I bring my contractor or family members?
Yes, but keep the group small to avoid crowding. Your contractor can provide valuable insights, and family members can learn about the home. However, too many people can slow down the inspection process.
What if the seller is present during inspection?
While not ideal, sellers are sometimes present. We maintain professionalism and focus on our inspection duties. We recommend sellers give buyers space to ask questions and discuss findings freely.

When will I receive my inspection report?
Epilogue Inspections provides detailed reports within 24 hours of completion. You'll receive a comprehensive document with photographs, descriptions, and recommendations for all findings.
How should I prioritize inspection findings?
Focus first on safety issues that pose immediate danger, then major system problems that are expensive to repair, followed by items affecting habitability, and finally cosmetic or minor maintenance items.
What if the report shows major problems?
Don't panic! Most homes have some issues. Use the report to negotiate repairs, request credits, or adjust the purchase price. Your real estate agent can help you determine the best approach based on local market conditions.
Can I use the report to negotiate with the seller?
Yes, inspection reports are commonly used in negotiations. Focus on significant safety issues, major system problems, or items that weren't disclosed. Minor maintenance items are typically considered part of homeownership.

What are the most common problems found?
Common findings include electrical issues like outdated wiring or missing GFCI outlets, plumbing problems such as leaks or low water pressure, HVAC system maintenance needs, roofing issues, and minor safety concerns like missing handrails.
Are older homes more likely to have problems?
Older homes often have more maintenance needs and may not meet current building codes, but they can be excellent purchases with proper evaluation. Age alone doesn't determine a home's condition - maintenance history is more important.
What about new construction homes?
New homes can have construction defects, incomplete work, or installation problems. A professional inspection ensures quality workmanship and helps identify issues before they become bigger problems.
Do condominiums need inspections?
Yes! While exterior maintenance may be covered by the HOA, you're still responsible for interior systems, appliances, and unit-specific components. Condo inspections focus on your individual unit and its systems.

What is infrared thermal imaging?
Infrared imaging detects temperature differences that can reveal hidden problems like moisture intrusion, insulation defects, electrical hot spots, and air leaks. It's a valuable tool for identifying issues not visible to the naked eye.
Do you offer mold inspections?
Yes! Mold inspections use air sampling and surface testing to identify problems. We recommend mold testing if you see visible growth, smell musty odors, have had water damage, or have unexplained health symptoms.
What about sewer line inspections?
Sewer camera inspections examine your sewer line from house to street connection. We recommend these for older homes, properties with large trees near sewer lines, or homes with a history of sewer problems.
Legal and Insurance Considerations
Are home inspectors licensed in Washington?
Yes, Washington State requires home inspectors to be licensed. Epilogue Inspections maintains all required licenses and continuing education. Always verify your inspector's credentials before hiring.
What if the inspector misses something?
Inspectors carry professional liability insurance for this reason. However, inspections have limitations - we can't see inside walls or predict future failures. We inspect visible and accessible areas according to professional standards.
Do inspection findings affect my insurance?
Some insurance companies may require certain repairs before providing coverage, particularly for electrical, roofing, or heating systems. Address these issues promptly to avoid coverage problems.
What are the inspector's limitations?
Inspectors can't move furniture, remove covers, or access dangerous areas. We don't predict future problems or estimate repair costs. Our job is to report current conditions of visible and accessible components.
