Mold Inspection & Indoor Air Quality
Science-based mold assessment providing you with clear information about what’s present, what it means, and what (if anything) needs to be done.
Welcome to the Pacific Northwest. You have mold.
PNW Mold Inspector
In the Pacific Northwest, our climate creates perfect conditions for mold growth, but presence doesn’t always mean problem. We provide scientific testing in context to help you understand what you’re dealing with. You’ll get an unbiased assessment based on lab analysis from our trusted partner, Sporecyte.
Our Services
Whether you’re concerned about visible mold, experiencing unexplained symptoms, or just want peace of mind, we have the right assessment for your situation.
A thorough mold inspection including a visual assessment, detailed report, and two mold tests: one control sample that sets the standard for the property, and one indoor air sample. If visible mold growth is detected, a surface sample is collected at no extra charge. Additional samples available upon request to address specific concerns.
Designed for commercial spaces with unique mold risks like large HVAC systems, complex ductwork, and hidden moisture issues. Includes a visual inspection, detailed report, and up to five samples for small spaces, or up to ten for large spaces (air or surface). Additional samples available as needed to ensure comprehensive testing.
After remediation is complete, post-remediation verification — often required by insurance — ensures levels within remediated areas fall within normal ranges. Includes a visual inspection and up to two air samples. If the area passes the clearance test, a clearance letter is provided to the client confirming successful remediation.
Our Process
Our four-step process ensures you get accurate information
and clear guidance about any mold in your home.
We discuss your concerns and inspect visible areas using thermal imaging and moisture meters to identify potential problem areas.
Based on our findings, we collect air, surface, or specialized samples targeting the areas most likely to provide useful information.
Samples are analyzed by Sporecyte’s laboratory, providing detailed identification of mold species and concentration levels.
Your comprehensive report details findings, lab results, and clear recommendations on your next steps regarding remediation.
Lab Partnership
Not all mold testing is created equal. We exclusively partner with Sporecyte for all laboratory analysis because of their scientific rigor, detailed reporting, and consistent reliability. Their comprehensive analysis identifies not just the presence of mold, but the specific species and concentrations — critical information for making informed decisions about your home.
With Sporecyte’s analysis, you get clear context for your results, not just raw numbers. This helps us provide specific, actionable recommendations based on scientific evidence rather than guesswork or general guidelines.
Common Concerns
Get straightforward answers to common questions about mold in the Pacific Northwest.
No, not all mold is dangerous. Mold is everywhere in our environment, and most exposure to common molds causes no issues for most people. However, context matters. Certain types of mold, high mold concentrations, or prolonged exposure to mold can potentially cause problems, especially for those with sensitivities, allergies, or compromised immune systems.

The term ‘black mold’ typically refers to Stachybotrys chartarum, which can produce mycotoxins under certain conditions. However, many molds appear black, and color alone doesn’t determine risk. Additionally, media coverage has often sensationalized black mold concerns. We identify exactly what species are present through laboratory testing, providing context about concentration levels and potential concerns without unnecessary alarm.

Whether remediation is necessary depends on multiple factors: the type and concentration of mold, the extent of the problem, the location, and underlying moisture issues. Small areas (less than 10 square feet) where common molds are present can often be addressed without professional remediation. Our inspection report provides clear recommendations based on scientific findings. Sometimes simple fixes like improving ventilation or addressing a moisture source are all that’s needed.

Mold can potentially affect health, but reactions vary widely between individuals. Common responses include allergic reactions (sneezing, runny nose, red eyes, skin rash), irritation of the eyes, skin, nose, throat, or lungs, and occasionally more serious respiratory effects in sensitive individuals or those with conditions like asthma or immune disorders. The scientific consensus is that mold exposure can cause symptoms in some people, but the relationship between specific molds and health effects is complex and still being researched.

I was so impressed with Jeff from Epilogue Inspections. He was prompt, courteous, and did a fantastic job of explaining everything as he was working. He made what felt at first to be a difficult process very easy, and our final report was clear, and included a detailed list of recommended next steps. I would highly recommend him to anyone looking for a mold inspection specialist!
