Jonas S528 days agoI was so impressed with Jeff from Epilogue Inspections. He was prompt, courteous, and did a fantastic job of explaining everything as he was working. He made what felt at first to be a difficult process very easy, and our final report was clear, and included a detailed list of recommended next steps. I would highly recommend him to anyone looking for a mild inspection specialist!

Mike B1852 days agoMy bank was holding up a refi due to a very small bit of mold found in my shower stall during an interior appraisal. They said I had to hire an inspector and pay for any recommend professional remediation myself. That sort of freaked me out since I had no idea what to expect. Would this cost me thousands of dollars?? Based on a recommendation from some local Facebook contacts, I reached out to Jeff. He was able to come out the next day (a Saturday!) and immediately put my mind as ease. He understood the difference between a mold problem that needed professional remediation and a "mold problem" that any nominally skilled homeowner could fix themselves in an hour or less. In my case, it was the latter. Only cost was the price of the inspection and about $100 in basic paint supplies, etc. Jeff is very personable and easy to chat with. He's more than happy to provided some "insider" context to what the bank was actually asking for. I recommend a bajillion times! Needless to say, my refi is greenlighted again and we are scheduled to sign in a week :)

John S2662 days agoI have been in the Water Damage field for over a decade and started to specialize in mold seeing a lack of competence in the industry. Our company always uses a 3rd party for a inspection to avoid any chance of someone claiming we were biased with how and where we take our tests not to mention the scope of work potentially being inflated to increase profits. Some of the companies we have worked with have had employees that have done less than a satisfactory job for the customer and lack of knowledge leaving us to explain to the customer how things work, risk etc. Working with Jeff from Epilogue home inspections has made the process from having a customer with a little more education on what is being done to detailed reports a walk in the park compared to others. You can tell that Jeff takes pride in what he does and is always a step ahead on what is going on in the industry.

Darioush J2939 days agoBe careful in doing business with Jeff. After billing me $350 (about 150% of market rate), and eluding that the home I was purchasing was done very well with attention to detail, and writing the report in a way that the bank would require another inspection that cost me $170, I was surprised that THE SHOWER PIPE WAS NEVER CONNECTED. This cost me thousands of dollars and could have been prevented if Jeff cared enough to run the shower for 10 minutes. He was also very rude in dealing with me afterwords and wanted nothing to do with taking responsibility or even providing help.+0

Jeff Frame 425-610-6772 Epilogue Home Inspection www.epiloguehomeinspection.com (In defense of my company and reputation I am including the following public statement) This is my second time replying to the same complaint from Darioush who refuses to talk to me. The other place was on Google. Until the day he left the review I had no indication he was less than completely satisfied with the inspection service. I'm providing additional context at this time because his accusations are false. My first reply which I'll paste below was much more generous, however Darioush has refused to talk to me or correspond privately and decided to state my reply was counterfactual. Darioush claims that I was delinquent in my inspection even though he watched me run the shower. He then later watched me perform a thermal scan of the basement ceiling which didn't show moisture evidence at that time. He also didn't report the presence of any damage for 90 days. He has posted a photo of a cut pipe, and while it appears pretty obvious in the image it was covered with drywall during the inspection and wasn't visible until removing the basement ceiling. The sum total communication from him to me after the inspection performed on 3/30 was one call on 6/29 stating there was a leak and email later the same day where he falsely claimed it had only been 74 days instead of the actual 90 days it had been. At that point I recommended he file a warranty claim and thought his issue was resolved until I received an email on 8/20 from him that claimed my work caused him damages and I should take responsibility for the leak. I replied by email later that day and also left a voicemail when he wouldn't answer my call. Darioush seems to want someone to blame and apparently hasn't figured out the builder/plumber/remodeler who performed the work and failed to reconnect the pipe is the responsible party. Washington state specifically excludes home inspectors from being responsible in this type of situation, and while Darioush understands that he still feels it's my fault. Darioush went on Google and Yelp and who knows where else and left me negative reviews on 8/20 without talking to me. I replied to the Google review within 24 hrs because they provided me with notification. I don't use Yelp and as Yelp sent me no notification that a review had been left I didn't know until today. In his response to my Google reply he stated I was counterfactual and while I wish I could flat out deny that, I learned today there was something I stated running contrary to the facts. Initially when he reported the leak he stated it was 74 days from the inspection date. I trusted him and didn't double check the dates until today. It was really 90 days and his warranty claim could have been denied for making a false statement. He says he'll never use me again, honestly that makes me feel relieved. The issue he claims cost him an extra $170 was actually $150 and saved him thousands of dollars, and he appears to resent me for it. He advises caution in doing business with me, so do I. I advise caution in doing business with anyone, that's actually the point of a Home Inspector to advise caution. Take a look at my reviews on Google, Facebook, Redfin, Zillow, HomeGauge, anywhere and aside from Darioush you'll see 5 Star reviews. Here is the response I left on Google to the same complaint: "We are so sorry you experienced damage to your home! Your frustration is totally valid. We would be frustrated, too, if a contractor had not connected our shower pipe! In fact, when you contacted us 74 days after your home inspection and informed us of your water damage, we immediately put you in touch with our 90-day warranty provider, who investigated this issue and was able to obtain confirmation from your plumber - after he removed the drywall - that the shower pipe had been improperly installed by the contractor. We really wish that running the shower for ten minutes would have revealed this issue so that you would not have experienced this loss. Even though home inspectors in Washington state are excluded from inspecting plumbing that is not readily accessible, at Epilogue Home Inspection we go above and beyond state standards to identify leaks by operating all the fixtures in the home and subsequently scanning with a thermal camera to detect any issues which may be present. Unfortunately, the installation error within your walls produced a leak which saturated your drywall over an extended period, causing the issue to go undetected for quite some time. We sincerely hope you have been able to find a reliable contractor and that your home is back in working order. We care very much about your frustration and we hope to talk further with you about this issue.
